DESCRIPTION
Redstone is a multi-phase golf resort and real estate development in the City of Rossland, British Columbia. This residential subdivision, including 100 new fee simple and multi-family building lots and several kilometres of road and municipal services, comprised a significant expansion of the boundaries and infrastructure of this small (pop. 3000) city.

The Redstone project required close cooperation between the client and the City of Rossland, to address the important design challenges in a small but growing community with aging hillside municipal infrastructure.

The client benefitted from timely response to engineering and land development challenges that enabled them to profitably maintain a phased design and construction process through continual project real estate sales.

SERVICES RENDERED

  • Phase 1- Forensic project document analysis as I began managing the client’s file, enabling client to successfully negotiate the release of substantial completion bond from the municipality and settle a billing dispute with general contractor. Design and construction oversight of eco integrated storm water infrastructure around a sensitive riparian watershed, with runoff from the subdivision managed with best practice in ecologically engineered golf course water hazards.
  • Phases 2 and 3 – Quantity and cost estimations, tender and contract documents, contract administration, civil works construction inspections, procurement of regulatory approvals for waterworks construction, residential structural engineering and progress inspections. Coordinated design and signage for an interpretive recreational trail on a dedicated easement through the development, for inclusion in the existing Rossland trail network, working with client, city planning and engineering, and non-profit Rossland trail society.
